A small roof leak might not seem like a big deal, but left unchecked it can cause thousands of pounds worth of damage to your ceilings, walls, insulation, and even the structural timbers of your home. The good news is that most leaks give you warning signs long before they become a serious problem. Knowing what to look for — both inside and outside — can save you a great deal of money and stress.

Signs of a Leak Inside Your Home

You do not need to climb on your roof to spot the early signs of a leak. Many of the clearest clues are visible from inside your home.

Water Stains on Ceilings

Brown or yellowish rings on your ceiling are the most common sign of a roof leak. These stains appear when water seeps through the roof, runs along joists or rafters, and soaks into the plasterboard. The stain may grow slowly over several weeks, or it might appear suddenly after heavy rain.

Important: the stain is not always directly below the leak. Water can travel a surprisingly long way before it drips down, so the actual entry point on the roof could be metres away from the stain.

Peeling or Bubbling Paint

If paint on your upstairs ceilings or walls starts to peel, bubble, or flake, moisture is likely getting behind it. This is especially telling if it happens on an external wall or directly beneath the roofline. Do not simply repaint — find and fix the source of the moisture first, or the problem will return.

Mould and Musty Smells

A persistent damp, musty smell in your upstairs rooms or loft is a red flag. Mould thrives in damp, poorly ventilated spaces, and a roof leak provides the perfect conditions. Check the corners of ceilings, around windows on upper floors, and especially inside the loft space. Black mould is not just unsightly — it can aggravate asthma and cause respiratory problems.

Damp Loft Insulation

If you go into your loft and the insulation feels damp or compressed, water is getting in from above. Wet insulation loses its effectiveness completely, meaning your home loses heat faster and your energy bills go up. Check the insulation regularly, particularly after storms.

Signs of a Leak Outside Your Home

A quick visual check of your roof from ground level can reveal problems before water even reaches the inside of your home.

Damaged, Cracked, or Missing Tiles

Look at your roof from the pavement or garden. Can you see any tiles that are cracked, slipped, or missing entirely? Even a single missing tile exposes the felt underneath to the weather, and once the felt deteriorates, water gets straight through to the timbers. Blocked or Overflowing Gutters

Damaged Flashing
